How Do You Calculate Your Offer For My House

This is a common question everyone asks and it’s no secret in the industry, so we might as well tell you and get it out in the open. There’s a secret to it though. There are TWO variables and we’ll talk about them, but first, you should know that your offer is based on your After Repair Value (ARV). We subtract sale costs, rehab costs, and our profit. So the formula looks like this:

After Repair Value (ARV) is the estimate of the value of the home after it has been rehabbed. This is one of the two biggest variables cash home buyers may have.
